Hyderabad Commercial Real Estate: HSBC Electronic Data Processing India Private Limited has taken 2.03 lakh sq ft of office space on sub-lease in Hyderabad's Gachibowli-HITEC City. The total rental commitment for the deal is around ₹388 crore over a lease period of 4 years and 7 months, according to property registration documents reviewed by CRE Matrix.
The transaction highlights the continued demand for premium office spaces in Hyderabad from global companies and technology-led businesses.
The office space has been sub-leased from Executive Centre India Limited in Phoenix H09, located at Avance Business Hub in Gachibowli, Serilingampalli Mandal, Hyderabad.
As part of the agreement, HSBC has leased the entire third office floor (Level 8) and the entire fourth office floor (Level 9) of the commercial building.
The leased premises have a super built-up area of 2,03,755 square feet and a carpet area of 1,30,802 square feet. The lease document was officially registered on June 30, 2026.
Under the agreement, HSBC will pay a monthly rent of ₹6.42 crore, calculated at a rental rate of ₹315 per square foot.
The lease officially starts on July 1, 2026, which is also the rent commencement date. HSBC has also deposited a security amount of ₹38.51 crore with the sub-lessor.
The agreement includes a 5% annual rent escalation, which will increase the rental value during the lease period.
The office lease also provides 250 paid parking spaces for employees.

Before the lease officially began, HSBC used the office space under a temporary occupancy arrangement during June 2026. For this period, the company agreed to pay ₹110 per square foot, along with Common Area Maintenance (CAM) charges of ₹15.50 per square foot.
